Each project in the Electrical section is a collection of functionally separate types of electrical installations with a specific application. Each of these installations is an important part of the whole and contributes a fully operational site. Only an experienced electrical designengineer can achieve optimal results in interlinking the separate electrical installations and integrate them with all the architectural and structural features of the site, the production equipment, HVAC, plumbing installations, while complying with all current regulations and standards for this type of construction. Determination of the electrical parameters of the hotel
Electrical parameters are an important part of the conceptual development for achieving optimal power supply: estimated maximum power for connection to the power grid, the need for in-house transformer station, the parameters of the diesel generator, the locations of the technical rooms, etc. Correct determination of the electrical parameters in the initial phase can lead to significant optimisation of construction and operating costs.
Artificial lighting
The parameters of the lighting system in the hotel shall be calculated in the technical design of the electrical part. It must provide the necessary visual comfort for the guests and an efficient and healthy working environment for the staff in the working areas. For this purpose, the current norms and standards for lighting need to be satisfied by following preliminary lighting calculations. Lighting is the most energy-intense source on the hotel site, and requires the most thorough efficiency management.
Power installations
Although almost invisible, each hotel has a complex system of ventilation, air conditioning, plumbing, technological equipment in the kitchen, bars, SPA’s, swimming pools, etc. The power supply is designed as a unified system of multiple power cables, installation materials and cabling systems, looking for an optimal solution – cost-effective and technically sound.
Backup power supply
For larger hotels, a backup power supply is usually provided by a diesel generator that switches on automatically when the external power supply fails. Its location needs to be determined at the conceptual design stage. Depending on the investor’s wishes and the luxury sought, the redundancy is designed to cover specific types of equipment – lighting in the common areas, hotel rooms, restaurant, kitchen, etc.
Life-saving systems
Fire alarm and emergency notification systems are mandatory for most hotels. They provide early fire detection and rapid evacuation notification to guests and staff. They interact with and activate other emergency equipment – exhaust ventilation, sprinkler systems, automatic fire doors, etc. For large underground car parks, a gas alarm system is also provided against the accumulation of dangerous concentrations of poisonous gases.
Interior detailed design for the electrical construction
After the technical design and the issuance of the building permit, a number of changes occur in the tourist facilities, related to the final choice of the interior design in the rooms, corridors and other customer areas, the final choice of equipment for the kitchen, bars, spa, etc. All these changes cause modifications in the electrical installations. They are reflected in the working design and this prevents costly rework during construction.
Hotel transformer for low cost electricity
The larger hotels are provided with in-house transformer substation. This can be done according to the conditions of the electricity distribution company, and in some cases at the request of the investor – according to a techno-economic assessment based on the determined electrical parameters of the hotel. It is important that the location of the transformer substation is planned at the conceptual stage of the project.
Quantitative accounts under
A complete bill of quantities in the technical design phase with all types of supplies and civil works is an important element for obtaining complete offers from contractors, as well as for preparing a correct budget during construction. During the actual construction, all payments are based on the items in the bill of quantities. It is therefore important that it covers all types of supplies and activities.
